What is Zoning?
Each community is divided into parcels, or pieces, of land. The use of each parcel of land is guided by the community’s zoning code. The zoning code is a set of rules that defines what each land parcel could or should be used for (such as housing, manufacturing or open space). - American Planning Association
Why is the City doing this project?
In 2018, Fayetteville launched a community planning process to rethink the 71B corridor. A critical goal was to engage the community to help develop strategies to improve the corridor’s economic vitality, address congestion issues, increase affordable housing, make it safe and convenient for all modes of travel, encourage active and healthy living, and create an attractive front door to Fayetteville’s downtown and adjacent neighborhoods.
In fall 2023, City Council passed a resolution affirming their intent to consider rezoning property along the 71B corridor to allow housing opportunities along the city’s central corridor. City zoning maps from as far back as 1970 show commercial-only zoning along large portions of this corridor. Housing opportunities that support the corridor’s economic vitality and make it safe and convenient for all modes of travel have been historically limited. This project provides the city with an opportunity for mixed use developments that add housing that’s needed for our growing population.
